Five office buildings comprising 900,302 square feet at and north of the former Walmart Home Office in Bentonville sold for $73.12 million, public records show.
The transaction closed recently and involved properties at Southwest Eighth Street and South Walton Boulevard, according to county assessor data. A Walton family entity led the purchase.
The buildings are located immediately adjacent to the campus that served as Walmart’s corporate headquarters for decades before the retailer moved to its new Home Office complex further south on Walton Boulevard. The transaction includes structures both on the original Home Office site and parcels north of that location.
Walton family investments have long shaped Bentonville’s commercial real estate landscape. The family’s holdings have expanded significantly in recent years as the retail giant’s footprint has evolved, with the new $1 billion Home Office opening in 2023 and the company consolidating operations in its expanded campus.
The sale price equates to approximately $81 per square foot for the combined office space. Commercial real estate in the Bentonville market has seen increased activity as companies continue to relocate or expand operations in Northwest Arkansas, drawn by the region’s growth and the presence of Walmart’s supply chain ecosystem.
The former Home Office campus has undergone changes as Walmart transitioned to its new facilities. Several buildings on the original campus have been repurposed or sold as the company restructured its corporate presence in Bentonville.
The transaction adds to the Walton family’s substantial property holdings in Benton County. Beyond their retail and philanthropy work, Walton entities have acquired significant commercial and residential real estate throughout Northwest Arkansas in recent years.
County records list the purchaser as an entity connected to the Walton family. The transaction was completed through a limited liability company, a common structure for large real estate holdings.
The former Walmart Home Office at Eighth Street and Walton Boulevard represented the center of the company’s operations for much of its modern history. The move to the new campus marked the end of an era for the original location, which had served as the corporate nerve center since the 1970s expansion under Sam Walton.
