The proposed site is a vacant parcel located immediately east of the Chase Bank branch along N. College Avenue. The property served previously as a dealership for Lewis Ford, involving a vacancy that has persisted in this commercial quadrant for significant time. City planning documents indicate the site sits within a zoning classification that requires a conditional use permit due to the primary traffic generation associated with the drive-thru functionality and the heavy volume of customer vehicles anticipated during peak hours. The current Raising Cane’s operates out of 859 E. Millsap Road. Since opening at that location, the restaurant has served the immediate residential neighborhoods and the student population associated with the University of Arkansas campus. However, an expansion is on the horizon for the brand’s local footprint. The proposed facility at N. College Ave. is designed to be physically larger than the existing Millsap Road location.
