The Bentonville City Council has approved a development agreement for a substantial project at the intersection of East Central Avenue and East Battlefield Boulevard. In a 5-2 vote on Tuesday, the council gave the green light for an investment of at least $200 million into the area, providing more flexibility for the city to implement much-needed traffic improvements.
This agreement, struck between the city and the property owner, 2606 E. Central LLC, outlines the responsibilities for the necessary infrastructure to support the project. According to a city staff report, the property owner will pay a fee of $2,997,310 to the city in lieu of directly constructing certain infrastructure components.
Cindy Acree, representing Ward 2, and Holly Hook from Ward 4, both opposed the agreement. Meanwhile, Gayatri Richardson, the Ward 1 council member, was absent from the vote. Tyler Overstreet, Bentonville’s city planning and community development director, emphasized in a memo that this arrangement is designed to ensure that the city has the flexibility to address traffic concerns effectively.
The development at Central and Battlefield is expected to significantly transform the area, which is already seeing a wave of interest due to its proximity to key cultural and commercial landmarks like Crystal Bridges and the Walmart headquarters. The project is anticipated to increase traffic, making the city’s ability to manage road improvements a critical component of the agreement.
Bentonville is no stranger to growth, and this decision aligns with ongoing efforts to accommodate the city’s expanding population and economic activities. Recent discussions by the council have also focused on other local issues, such as the management of noise complaints and adjustments to agreements with major local employers like Walmart.
